Tresses on existing flat roof. * Need to verify header size at existing openings - should be okay. * Lack ofmany large openings at outer building wall is good - shear / lateral resistance. Mechanical * Existing roof units - need to verify age, usual life span 10 years +/-. * Existing units would not work efficiently in new attic space - would need to be mounted above new roof or replaced with smaller units located inside the building. * There is a limit to practical length of exhaust ducts from roof units limiting placement relative to new roof plane. Miscellaneous * Revised roof form may require adjustment of down spout locations requiring asphalt / concrete cutting at sidewalk adjacent to outer wall. 320 N. The Pacific Crest Constmction's budget cost estimate was put together before we understood that four out of five roof-top mechanical units will need to be replaced soon. Diane's recommendation iS to replhce existing units with a new gas split system utilizing the existing ducts. Furnace units would be .in.the attic cavity and condenser units (5) would be Outside the building, probably on the ground(adjacent to the south wall?). Advantages include not having to try and hide roof top units, saving floor space in the building, as well as reuse of existing ducts. Budget estimate of cost is $33,000 (plus $4,000 for prevailing wages, because it is a public job). As we discussed at our last meeting, cost of the new HVAC system would possibly be separated from the basic roof remodel budget, because of its 'building maintenance' nature. Roof remodel and new HVAC system installation would need to be combined because new attic units are not meant to be exposed to the weather.
